Any commission for June 18th, 2026, Mr. Newmyer is excused as is Mr. Herlach and Dr. McMahon. At this time, is there anyone willing to make a motion to approve the previous meeting minutes? So moved. There's a motion and a second. Any questions or concerns on that motion? Seeing none, all in favor signify by saying aye. Aye. Opposed? All right, the motion carries. Takes us into public comments. Is there anyone who would like to make public comments this evening? Three minutes. We're capping in at 30 minutes. Any public comments and appearances? All right, seeing none, let's move into the agenda item. First agenda item is a minor review. Consideration and action on a possible action on a proposed We Energy Guard House located at 146 South Wisconsin Street. Bill Burkey, We Energy is as the applicant. The background is that the Planning Commission is being asked to approve the new guard house building that will replace the existing structure located at the main street interest of the Port Washington Generating Station on Cole Dock Park Drive. The background or the issue is the proposed guard house will replace the existing one and the location will be unchanged as shown on the attached document. The staff recommends approval. Mr. Harris. All right, I think this is about as straightforward as it gets. Here is the existing guard house at Cole Dock Park, aerial overhead. What you're gonna see is a like for like guard house at the same location, save for a few square feet of size and the elevations are in your packet. So what you're seeing is We Energy's just wishing to replace their guard house with just one that's a little larger in the same location and is kind of noted. It's just that the zoning requires all buildings like this just to receive plant commission approval. Pretty straightforward. I would recommend approval, but if you have any more questions, we Energy's is on it. Any questions for Bob or clarifications? Move to approve as presented. There is a motion to approve. Is there a second? Second. Moved and seconded. Any questions or concerns on the motion? Seeing none, all in favor signify by saying aye. Aye. Opposed? Motion carries. I did have one question. You don't have to answer that, but I was just wondering, is the door height high enough for a Grenadier? The big beer. British military people with the big hair. Okay. It's just a wondering. We don't do a lot of guard houses approval. So I thought that would be okay. That joke felt very flat. All right. So the next agenda item is a special exemption for consideration and possible action on a setback encroachment for a residential fence located at 1361 Norwich Trail. James Showalter is the applicant. The planned commission is being asked to approve a special exemption to allow for the installation of a residential fence three feet high into the side street setback. Bob can go through the issue and the recommendation is to approve the setback. Mr. Harris. All right. So again, in your packet, it's all because it's a side street. And the, what would you call it? The northwest corner of the lot line is clipped rather than at a right angle. And so what James and his family wish to do was place the privacy fence for their pool, which a fence is required anyways. Three feet into that angled setback. If you just go back straight as a 90 degree angle, the 30 foot would be fine, but because of that clip corner and the angle of that lot line, it's technically encroaching three feet. So all we have to do is get a special exception to allow that three foot encroachment. Any questions? No, and, you know, just given the location of the lot, the, you know, the screening, there's no issues with the vision triangle. Okay. Mr. Ehrlich, I'll move approval. There's a motion to approve, is there a second? Seconded by Ms. Mock. Any questions or concerns on the motion? All right, seeing none, all in favor signify by saying aye. Aye. Opposed? Motion carries. Good luck with your project. All right, that takes us into the zoning code rewrite the discussion.
